What does the Set-Up Fee cover?

This fee covers all the initial work needed to get your property ready for marketing and management. That includes:

  • Setting up your preferred payment method and bank details
  • Processing your W-9 and tax information
  • Gathering HOA rules (if applicable)

Why is there a Set-Up Fee?

Getting a property ready for professional management requires time, coordination, and administrative work. The Set-Up Fee allows us to get everything in place efficiently and correctly so we can begin marketing and managing your property without delay.

Is the Set-Up Fee refundable?

The Set-Up Fee is non-refundable, as it covers the upfront labor and administrative work involved in onboarding your property.

What is the Leasing Fee?

The Leasing Fee is 75% or 50% (depending on plan) of the first full month’s rent and is charged once the tenant has officially moved in.

What does the Leasing Fee include?

  • Marketing Photos: High-quality images that highlight your property’s features.
  • Marketing on 45+ Rental Websites: Your property is listed across over 45 major rental platforms for maximum exposure.
  • Showing Coordination & Scheduling: We manage all inquiries and schedule showings efficiently.
  • In-Person Showings with a Licensed Agent: Prospective tenants are guided through your home by a licensed agent who answers questions and highlights key features.
  • Comprehensive Tenant Screening: Includes:
    • Credit check
    • Background check
    • Income verification
    • Rental history verification
  • Lease Signing Process: We handle drafting and executing the lease to ensure clarity and legal compliance.
  • Collection of Move-In Funds: We collect the security deposit and first month’s rent prior to move-in.
  • Utility Transfer Verification: We confirm all utilities are transferred into the tenant’s name before move-in.
  • Thorough Move-In Evaluation: A detailed inspection is completed with photo documentation of every area of the home, capturing its exact condition at move-in to prevent any disputes at move-out.

Is the Leasing Fee charged every year?

No. The Leasing Fee is only charged when a new tenant is placed and moves in.

Is there a fee if the tenant renews their lease?

Yes. If the tenant chooses to renew their lease, a $150 Lease Renewal Fee is charged. This covers the preparation and execution of the renewal agreement and confirmation of updated terms and tenant details.

Tenant Replacement Protection

We don’t want you to experience the stress of having a tenant walk away - leaving you with an empty property, no rent, and the expense of finding a new tenant. If we place a tenant with you and that tenant vacates your property in less than six months, we will place a new qualified tenant at no additional cost.
